Logan Road sells to the whole city, not to the street
The antique and design strip along Logan Road is a destination, not a convenience. People drive in from Bulimba, Chermside and Ipswich for a particular dealer, a restorer or a mid century piece they saw online at eleven the night before. Stanley Street runs the same way, with showrooms, bathroom suppliers and the cafes that feed the precinct.
So the search happens before the trip, and it rarely includes the word Woolloongabba. It is a category and a city, or a brand and a period, typed at home in South Brisbane or Coorparoo.
Foot traffic is the smaller half of the equation, and the works around the station and the hospital have squeezed it for years. That puts more weight on the part you can control, and makes the choice of who runs it matter more than it would in a quieter suburb.
Four questions to ask every agency on your shortlist, including us
Most SEO proposals look the same because they are describing the same tasks. These four separate them.
Who does the work, and can I talk to them?
Plenty of agencies sell in house and subcontract the writing and the links. Ask where the person writing your pages sits, and speak to them before you sign, not after.
What happens to the accounts if I leave?
Analytics, Search Console, the Google Business Profile, the site. If any sit in the agency's name, the contract length is a distraction, because leaving costs you the history.
What is the first number on the report?
If the top of page one is keyword positions, ask what the enquiry count is. For a showroom that means calls, direction requests, form fills and orders. Positions belong further down as an explanation, not a result.
What happens in month one, specifically?
Optimisation is not an answer. The answer is a list. These pages get rewritten, this technical fault gets fixed, this profile gets claimed, these two directories get corrected.
For dealers there is a fifth. Ask how they will handle stock that turns over in a fortnight, because building pages for pieces that sell before they index is wasted work. The category and the period are the durable asset. The item is bait.
Then the question nobody puts in a proposal. Ask each agency to name a term you should not chase. Anyone who says everything is winnable has not looked.

That pin does reach across the southside, but it will not put us in a Woolloongabba map pack, and we will not invent an address to get one. If someone twenty minutes away rather than in the next street is a problem, say so early.
