The short answer
Cleaning companies need separate pages and campaigns for recurring commercial work, regular home cleaning and one-off end-of-lease jobs, because each buyer searches and decides differently. Trust carries the sale: insurance, police checks, real staff and genuine reviews. We build the website, run local SEO and set up ads that keep each type of lead apart.
Cleaning looks like one service from the outside. In search it behaves like three businesses. The facilities manager looking for a contract cleaner, the family wanting a fortnightly clean, and the tenant moving out next week use different words, want different proof and are worth very different amounts over a year. A site that lumps them together on a "Services" page tends to convert none of them well.
This page sets out how we approach marketing for a cleaning company, based on how these buyers search and on our local SEO and ads work for service businesses.
Three buyers under one name
| Commercial contracts | Regular home cleaning | End-of-lease | |
|---|---|---|---|
| Typical search | office cleaning services brisbane, medical centre cleaning | house cleaner near me, fortnightly cleaning | end of lease cleaning brisbane, bond cleaning price |
| Who is searching | Office, practice or facilities manager | A household, often a busy couple or older person | A tenant or a property manager |
| What decides it | Reliability, insurance, compliance paperwork, references | Trust in who comes into the house, consistency | Price, availability on the date, what happens if the inspection fails |
| Timeframe | Weeks, often with a site walk-through | Days | Hours to a few days |
| Best next step | Request a site visit | Book a first clean | Instant price, then book |
Each column needs its own landing page, its own form and, if you advertise, its own campaign. Otherwise a $250 bond clean and a contract worth thousands a year end up competing for the same ad budget and the same headline.
Commercial cleaning is won on paperwork
An office manager choosing a contract cleaner is protecting themselves. If the cleaner fails, it's their problem. So the commercial pages should answer the questions they will ask anyway:
- Public liability insurance and the level of cover.
- Whether staff are police checked, and whether they are your employees or subcontractors.
- How you handle keys, alarm codes and after-hours access.
- Your work health and safety approach and any site inductions you complete.
- Sector experience, with a separate page for each sector you really serve: offices, medical and dental, childcare, gyms, strata common areas.
- How you report problems and who the account contact is.
A downloadable capability statement (a one or two page PDF) is worth having here. Facilities managers often forward it to someone else who signs off, and the PDF travels better than a link. The form should ask for site type, rough floor area and how often they want cleaning, so you can prepare before the walk-through.
End-of-lease cleaning sells on the bond
The end-of-lease customer isn't really buying a clean. They are buying their bond back. Their searches are urgent and price-led, and they compare several companies in one sitting. What they want to see:
- A price straight away, ideally from a short calculator by bedrooms and bathrooms, with add-ons like carpets, walls or blinds priced separately.
- The dates you can do, including weekends.
- A checklist that follows what property managers look at in an exit inspection: oven, rangehood, tracks, skirting, exhaust fans.
- Exactly what happens if the agent flags something. If you offer a free re-clean within a set number of days, say what it covers and what it doesn't.
Be careful with "bond back guarantee" wording. You can't control what a property manager decides, and a promise you can't keep is both a complaint risk and a consumer law risk. Clear terms win more trust than a big claim.
Trust signals for someone entering your home
Regular home cleaning is the most personal of the three. A stranger will be in the house, sometimes with nobody home. Generic stock photos of smiling people in gloves don't help. Real staff photos with first names, a short note on how you vet and train cleaners, the same cleaner each visit where possible, and reviews that mention people by name do. We help set up a steady review request after each first clean, using your own Google Business Profile. We don't write or buy reviews, and nor should anyone else.
Keeping job seekers out of your leads
Cleaning is a trade where a big share of website visits are people looking for work. Searches like "cleaning jobs brisbane" and "cleaner wanted" land on cleaning company sites and fill quote forms with job applications. Two fixes help. Give applicants a proper careers page with its own form, linked from the footer. In Google Ads, add negative keywords for jobs, hiring, salary, courses and cleaning products, so you aren't paying for clicks that were never customers.
Local SEO across your service area
Most cleaning companies are service-area businesses: you go to the customer, they don't come to you. On Google Business Profile you can hide your home address and set a service area instead. The map pack still favours businesses near the searcher, so a company based in one corner of Brisbane will rank most easily nearby. Adding suburb pages for every postcode won't fix that, and thin pages of that kind are what the September 2026 spam update went after. Fewer, better local pages, backed by reviews from customers in those areas, are the safer route. Our local SEO service covers the profile, citations and local pages.
Cleaning companies we work with
Cleaning businesses we work with include Absolute Cleaning and Virk Cleaning. The work is done remotely, so we can take on cleaning companies in every Australian state and territory, with meetings by video call or phone. Victorian businesses can also meet us at our sister company's Victorian office, by appointment.
We haven't published a cleaning case study yet. For figures, the nearest published proof is our local service work. Budget Tree Removal, a Brisbane tree service, went from 4 keywords on page one (all brand terms) on 15 May 2026 to 39 of 154 tracked keywords on page one by 17 September 2026 (source: SE Ranking rank tracking, Google Australia). It's a different service with a similar shape: urgent local jobs, priced per visit, decided quickly. More examples are on our case studies page.
Costs and how we start
SEO plans start from $900 a month, month to month with 30 days notice. Most five page sites we build cost between $900 and $2,500 fixed price, and a cleaning site with a price calculator and separate commercial pages is quoted on what it needs. You get a written quote after a free 45-minute discovery call with Amann Jhamb. See SEO pricing or book a call.
